It is an alright place, but we stayed there for a reduced price. The price we payed was similar to the normal rate in other italian cities. It was clean and neat, but nothing like what americans would expect from a b&B. I would more describe it as a private run hotel.
I would not stay there for the normal rate. The Rooms are ok to sleep there, but nothing too special per se. The breakfast is really minimalistic! The coffee is excellent however.

Our room was very large and nice with lots of space. Our bathroom was separate but exclusive only to us... A very nice bathroom.
Faint smell of gasoline.... Breakfast was packaged food but patio was pleasant.

Pure breakfast, only some not fresh croasant, keks, jam and cofee, it means if you are not using have a sweet for breakfast you will be hungry:-)

The garden and the room was very clean, they changed the towels

Staff are quite friendly and helpful.
The quad room that we stayed wasn't too clean as they will only make the beds but never change the bed covers which is not that clean. Since our visit is in September, Milan is really hot, but only one fan was given to a quad sharing room which did not suffice.

Because we travelled with a group of friends we liked the idea of having BBQ together as the hotel advertises it, but the owners did not allow us to use the garden without paying additional 50 eur.
We booked this B&B because it was advertised as having air-conditioning, LCD TV, access to garden, patio and common kitchen with fridge. However, none of the above was provided. They have only 2 small rooms with air conditioner. After arguing, they just put 2 additional uncomfortable folding beds into a double room. When we wanted to have BBQ in the garden they requested additional 50 EUR for using it. The personnel were rude and told us to get out if we didn't like the service. The air conditioner was dripping water on one of our beds. There were insects (ants) on the room walls. There was a tiny old tube TV instead of promised LCD. The owner was smoking in the kitchen and lobby and we could smell it in our room on the second floor. The breakfast was poor and not tasty at all. In the end, the owner called the police to get us out just because we kept asking for services that they advertised. However, the police told the owner to respect the rental agreement.
